If you think the buyer or his representatives are unethical, though, don't give an inch to their demands.

Hi @Norman BendersI would recommend picking a specialized strategy and go an inch wide and mile deep opposed multiple strategies and going an inch deep and mile wide. i.e. if you're going to start with 1-4 units (multi-family) learn everything you can about multi-family buy and hold.

Many of my projects will have several 4 inch binders full of specs, and a process to request additional information.Take the time to comb through every possible detail of your project and write it down, then do it again the next day.

It can work however with rates going up and property values inching down i would be careful. 

Might consider the first few inches of drywall too.

Spray foam typically will have a higher R-value but will depend on the number of inches of spray foam used.
