What towns are u in specifically?  

Rather than putting your idle cash in a high yield savings account and earning a nominal rate of interest, u might like putting that money in a brokerage account that offers some liquidity.

there is Do Hard Money not sure if they still advertise on this site.. but they claim 100% financing but from the long threads on the company here is what U have to do to get those loans.1. 

U have gas utls and food go up say 250 to 500 a month and I dont think that is a stretch .
