I'm one of the few people admitting to anticipating a real estate crash, probably a market crash, probably a devaluation of the dollar.

If I'm following this correctly, the 1st issue I see is that you have an "active" business (consulting) versus a "passive" business (the rental property, assuming you don't do hands on management, etc.)...this would be a separating line for many people I've talked to about this.

I would worry much less, at this stage, about which account is going to earn you more than how to make more money at your job or take on a side gig also to enhance it.A lot of blogs and people will have you focus on the micro here, not buying Starbucks, or getting a .01% better yield, but that doesn't really matter right now because it's not a big earn.

This should draw further capital and also people looking to relocate for the cost of living. 

(options to buy down into the 6s but I don't see many people opting to do that). 

My properties in 2 states account for about 80% of my cash flow, but the 4 SFH I have in Birmingham account for only 20%.I don’t want to sell as I’ll incur lots of tax (as they were part of a 1031 in the past), but wonder any strategies like seller finance, etc that could possibly result in higher returns on these properties.I am curious what other BP landlords do when a few properties in their portfolio aren’t pulling their weight….Thanks!

People do it, but my suggestion is to not screw around with federal programs.   

It seems like though they are great investments, though there are not too many people who actually dive into a private placement like this.
