I have been a vendor at Armando Montalango events  Rich dad events  Nick Vertucci events and all the training that goes on there its overwhelming for them and no way they could personally coach each student therefore they all have trainers that are working with them I have been offered trainer rolls over the years and my wife was a trainer for Floyd Wickman one of the greats.. 

@Michael@Michael Knaus I called vendors for hand written envelopes, it was going to be $2.25 per actual hand-written (not even including hand-written signature on letter, real stamp, adding business card.

I had to walk away a few times for them to finally agree to the lower appraisal price by my local vendor. 

If it's really dirty or damaged, I take photos of just the areas I intend to charge the tenant for and then create my work order for my vendors.

Not sure if you already have your a vendor/subcontractor lined up for the windows and any storefronts.

The biggest advantage to RM when you get into a large number of units is the ability to better track maintenance issues and the status each of them (including the ability to assign workorders to subs and vendors via their smartphones...) - you can't really do this well in QB. 

There are vendors in many locations whose business includes pouring concrete floors in crawl spaces to eliminate the issues you describe.

You can purchase lists from vendors that advertise a list of private lenders.  

I do have a database of local prices per sqf, etc that I am creating by calling local vendors and from already completed projects.
