@Anthony Hale It all depends on how your contract is written, but if like most, you have a valid financing contingency and notified the seller within the specified time period, you are entitled to your EMD.The trick will be collecting it.I suspect that your best bet is to settle for 50%. 

Validate the tenant's history - has she/he hosted before?

We are not quite ready to refinance as renovations are on-going and we don't have the tenant base established to validate our value add.
