As Brian said, your CPA should be able to point you in the right direction.Keep in mind you want to be sure there is enough liquid cash in the account to cover property taxes, insurance payments, unexpected or needed repairs or improvements to the properties, utility bills and so forth.    

@Michael Julian,I hate and expect a day or two vacancy but not having the ability of lining up the next tenant is unexpected and kind of infuriating considering all the things I've done to help her.  

Both of these markets I ended up in somewhat by accident, though I did do some basic research on them prior to investing.

They signed a pet addendum to the existing landlord's lease (with no pet deposit) for their 1 year old boxer who I've found has had a few accidents in the house. 

Downside, you put your name on a total accident and the county comes by the next day to tear it down.
