I was wondering if anyone knows of or uses anything other then Airbnb or VRBO to find and book "long term" (4-5 months) snow bird renters for your Florida STR?

One thing to consider is that many lenders like to see 12 months of operating history.

I am noticing this trend every month from last June to now, in every market I am in besides my Miami house which still fetches multiple offers all cash.

Months of inventory reached 4.3, up from 3.98 in March.

State: CA Property: DuplexLease Agreement: 12-months

It takes about 6-10 months to recoup my purchase price.

It was sold for $375K, people who bought it paid 20% down, monthly payment is $2200/month.
