Here are a few for you:Pros- Online account access- Online payments- Prompt responses to e-mails and voicemails- Good criminal background and credit checks- Actually calling past landlords, employers, etc.Cons- Charging a credit card processing fee- Lack of advertising (e.g. only posting the rental on the company website)- Lack of communication during vacancies (e.g. not providing me with updates on repairs, tenants applications, etc.)- Only using in-house maintenance (e.g. if your one guy can't get to something for a couple weeks then hire a contractor)

That is probably true with many listed properties.

Not sure if that's true or not.From the water intrusion and the damage from moisture to the walls that was fixed, I don't see this as catering to a random whim or wish.   

It's true though, lots of beautiful cities in Cali for less.

I heard this may not be true if I invested via an LLC with the K1s passed through to my LLC.  

I plan to re-kindle this relationship and work on deals for free for him as I know he has a lot of capital from a very successful exit earlier in his career.During this time without a strict job I also want to travel to different cities (funded mostly by credit card points and crashing on friends/family couches).
