Awesome post David, thank you.I think Jim Grant said it well when referring to treasuries, he called them "return free risk" ;)  It's so true though, price discovery is out the window when the cost of money, or one half of every transaction, is manipulated.

Even though you closed on the last day of the month, from the information given, it does not appear that you have any significant investment property related expenses to claim on your 2015 tax return.Your CPA with full knowledge of all the details of your transaction and your intended use of the property can give you a more meaningful answer.

@Terry KoeppIf the Roth IRA will have an equity stake in the transaction, you will likely want a Checkbook IRA LLC as opposed to having a 3rd party custodian process all of the transactions.
