I'm not disputing it I'm just saying it's silly from their perspective if they like us to earn money from the place to have a bunch of barriers in place for us earning money for the place we have to tip-toe around. 

Follow these tips and you'll probably be making a pretty safe investment.Don't buy in the roughest neighborhood in the urban core.

I understand that its just business and it comes with the territory of property management, but I am wondering if you guys have any strategies or tips on how to soften the blow.  

Not saying these are great strides but small wins in my perspective.My question is do you have any tips for when I talk to these sellers or what I should do next?

And you believe that there exists a “trick, technique or ploy” by which you can convince the seller to accept your offer over his?

A few quick tips and thoughts for you:- I caution you to try to mix too many goals into one investment/purchase - a place to live, a LTR, STR all wrapped into one will send you shooting wildly in all directions.

Any tips on how to best screen deals, next steps (reaching out to lenders, agents, property managers, timing), or anything else would be much appreciated!

The strategy of house hacking kept coming up, but there are not a whole lot of podcasts, or articles, or tips on how to make that work with a family and kids.

I plan on using these tips.
