Gotta be careful doing AirBnb and STR's down here with all the restrictions and regulations.I know people doing them successfully in Broward but it's very tough in Dade and Palm Beach.My guess would be that Broward is next on the list to tighten things up so just be prepared in case.

I guess I like the idea of buy and hold renting so that it is an asset that I will keep and continue to cash flow, but if the numbers make more sense to sell and acquire more properties then that is something to consider.

If not, they wouldn't be shielded from self-employment tax just by taking them as profit distributions anyway.In other words, my guess is that you're paying the same self-employment taxes in either situation.Now, all that said, I'm not a tax professional, so don't rely on any of this from a tax standpoint.

The lender's projected rate shot up drastically once I made the post, but after the appraisal came back (exactly the same as list price), the rate dropped back down to what it was before (5.35%).I ended up buying the rate down to 5% at a $230 fee.I'm still not entirely sure why the rate shot up so high, but I guess the takeaway in this situation is to not panic until you have rate lock numbers from the lender.

I guess if the lock down removes the risk of the interest rate going up then it also doesn't let you leverage a declining interest rate.
