It also allows me to basically assign the contract to someone else by simply selling the business for my EM deposit plus my profit for a wholesale deal; the business buyer shows up to the closing table and the asset manager doesn't care who's there because the toxic asset is off the books.

I've done this several times both closing on transactions while I'm out of town and with partners in an LLC out of town.I'd ask the closing agency for a form or have them review the form before getting to the closing table.

Clearly, they should stay involved to make sure the deal gets to the settlement table, but the "value add" on their part is complete.I just hate seeing newbies being taken advantage of by more experienced investors when Wholesaling deals. 99.9% of the deals that don't close have more to do with what the end-user buyer did (or didn't do) than what the Wholesaler failed to do, once you get to the point of having a signed agreement between the Wholesaler and end-user buyer.

Within 48 hours it had 9 or 10 offers on the table and sold for $5k above list price.While at a REIA meeting, one of the speakers who is basically a market analyst for the area noted that with the massive influx of people moving to this area there is a shortage of SFHs to the tune of around 4,000 properties.
