I am about to flip my first house which is a rental house of my mother's and I am trying to figure out a deal for the house I am living in right now to trade into a different house.

comparitively speaking, I wouldn't have sold the extra car for 9K , I would've traded it for an old all-purpose pick up truck, as a rental property owner there's no telling how many times it would come in use, you could easily park it on one of the properties...Congratulations on taking the plunge!

For example, if similar properties are trading at a 6% cap rate right now, you might forecast your sale at a 7% cap rate in 10 years or some other number depending on your cap rate philosophy.
