As a security (as opposed to real estate) investment option there are different suitability issues to take into consideration. 

So I’m continuing my real estate endeavors by constantly looking for potential great deals in my free time using many different platforms to include apps such as Zillow.

It currently cash flows $200.00/month, but that is without a mortgage(it's paid off).I'm wondering if I could 1035 Exchange it with a more suitable property.

Do you consider doing off-platform transactions when you receive an inquiry from outside Airbnb/HomeAway, etc?
