Now if this were a single family residence and you had this basement suitable for renting out, it might be considered trying to convert a 'secondary suit' into something the city doesn't want (as far as zoning in concerned).

A lot of things to consider; you need to make sure you have identified a market that suits you, understand its dynamic (net migration, economy, Crime etc...) and then have your criteria fully defined: What type of property, size, what is your business model, what perfs you want, how you are going to structure the deal (JV, Syndication)?

@Brianna Meyers - as a new agent, this is something your mentor and/or broker should be guiding you through- I would reach out them as to how to conduct an open house as there are many ways to use OHto be effective in getting both buyer & seller leads while marketing the property!

@yan @Yan Kang far better to rent to an established lawyer than a law student :)  Yes you would be much more vulnerable and unable to be an intimdator in a suit, but you don't really want to do that, right?
