A lot of things to consider; you need to make sure you have identified a market that suits you, understand its dynamic (net migration, economy, Crime etc...) and then have your criteria fully defined: What type of property, size, what is your business model, what perfs you want, how you are going to structure the deal (JV, Syndication)?

I would say finding a partner who is currently doing deals and would be open to partnering with you on an asset that suits your needs would be the best way to go about it, if that is something you would be open to.

@yan @Yan Kang far better to rent to an established lawyer than a law student :) Yes you would be much more vulnerable and unable to be an intimdator in a suit, but you don't really want to do that, right?
