I will definitely be looking out for the some of that stuff to avoid in the future. 

You're looking at like $2,500 to start up and then you've got to pay for advertising, signs, gas, dinners, lunches, and other stuff.

Yeah I didn't like X" kind of stuff. 

The agents you typically want to work with, those that know their stuff and often know of “coming soon” listings, are busy people just like you.

But it's in your best interest if they know up front so that they can a) send you the right stuff and not waste your time, or b) not waste their own time.Good luck!

A delead contractor needs to see an inspection report to have an idea. otherwise they are just pulling stuff out of thin air.

I have seen Sellers do ultra-funky stuff with tenants after signing a sales agreement, and the estoppel letter basically says, "Here's the whole deal, and current land lord and tenant agree not to make any other deals." 

I understand stuff happens, so I had my pm speak with her and let her know if this continues I will have to file a notice to pay or quite . she wrote me a check this month, come to find out the funds were never in her account and her checked bounced!

Don't wait until the recession arrives to sell underperforming assets Increase cash reserves– whilst this can decrease returns it is all about being able to weather the storm, cash is king!
