I've read a ton of stuff here the last few days, and of course I have my experience with all my rentals, so I don't feel completely baffled by doing this, but I am sure I have a lot of lessons in front of me and I'm trying to make them as painless (and least expensive!)

Still trying to figure a system for long-distance investment since most of the stuffs in LA is just too expensive and make too less return (or because i have not find good deal yet).

The previous tenant left a ton of stuff in closets and in the fridge.

Do you know of any good CPAs who really know their stuff?

Tenant has yet to move all their stuff out, but so far while giving tours I've noticed the following (based on my before pictures compared to how things are now, I took a few pics of damage while walking through so I could compare at home right now):-Bathroom counter has a thumbnail size chip in it, very noticeable and was not in before move in pictures. 

Majority of people are dumb and buy stupid stuff, don't-- think of it as an expensive short term loan only.To start off, you're young-- get 1 or 2 this year, and do the same next year.   

@Lukas Loveland large apartment complexes require a bit more relationship-focus than the smaller stuff for sure.

I had a coach who for one basically just told me stuff I already knew and then the company she worked for was shut down by the FTC and therefore I paid for something, that is no longer available.
