andrew as you know there has been a lot of speculation and worry last few weeks in the residential rental world.My thought is we have to wait till mid to end of April to see real April numbers.Keep in mind most tenants never get on BP or read about all the stuff that we investors discuss ,  Govmit has stepped in big time..

Make sure to go meetup and check out the meetups they usually have their stuff updated if they are active. 

I offered to rent the house to them since all there stuff was ready to be moved Tuesday.

They are constantly offering stuff like that. 

I'm in a similar situation where I just started learning about this stuff.

We salvaged all of his stuff and is waiting for doctors or his family to contact us. 

People still want to buy. 92% of new listings last week went under contract, bidding wars still common here.I think the area that is going to be affected is the Fix and flip   wholesale  Non owner occ stuff.. fix and flip only because HML are really tightening up.. so with less liquidity prices might come down..

When tenants are leaving, they are in flux, stuff is everywhere and they have no reason to keep it clean and tidy for you and showing its best.
