I am very burned out on the idea of running a "real estate brokerage" and feel ready to shift my focus to my original dream which got me interested in becoming a real estate agent in the first place; fix n flips, buy-rehab-hold, wholesaling, new construction and maybe help a buyer or seller here and there when the opportunity arises.Is there anyone out there facing the similar problems or maybe have good advice on marketing, success stories or advice in general?

I have 20 tenants in 7 buildings/condos in NYC area and am looking to streamline my appliance acquisition/purchase strategy.

Within short order you'll start seeing patterns, as well as shifts in the numbers as time passes by.

I’m at a point financially (even if the market shifts) where I’d be comfortable paying PITI and upkeep of the property if it isn’t generating any income...

Personally, I'm torn.With the other part of Plymouth booming, I could see buyers shifting their focus that way.

Thats not bad thing, but if the inspection report is noting its sinking, then yeah it has either settled or shifted, and grading is one fix. 

If you are married to 70% because you aren't bringing any/much cash to the table, and thus need a bigger margin to refinance your equity back out, you either need to come up with more cash or think about shifting into cheaper markets. 

My advice is to find a way to stream line your offer submitting process.
