The question is would he do another especially with return that he can achieve on his smaller development efforts?  

For example, there are quality oceanfront homes for sale (as of this post) starting in the $650k price range. 3/2 slightly dated, but walk down your private stairs to the sand.

Also rented the ADU for a year and then started with both on Airbnb in 2016.
