I agree with Samantha, make sure the property will be smooth for financing or that you have reserves.

The sale went through easily, smoothly and only needed a notary to sign off on it.

You have some cash flow and I assume you have decent W2 income as well to keep you moving if you hit some bumps in the road (don't assume it will all go smoothly).
