You could be a mortgage lender -- just get your license(s) and go from there and sign up with a company..I don't think you'll make lots of money doing this, certainly not to start. 

@Bill Schrimpf If the mobile home is treated as 'personal property' from a depreciation perspective, and it gets fully depreciated as 5 year property (or in the first year with 100% bonus depreciation), you cannot depreciate it again.

And as a Wild thought for a Bonus :) ......

Do your homework and the bonus work, talk with lenders and see what products they have and how they can help with your goals.

Bonus is that if the central air has a/c and heat then it eliminates the potential of people breaking window frames or windows in general by putting window units in and out. 

The incentive is to use bonus depreciation and material participation to save money on our taxes.  

I was certain this was the right play so I could take advantage of bonus depreciation, which is going to begin sunsetting in 2023.But now I am feeling cold feet. 

My recommendation is that you inform the tenant of the benefits, but let them sign up and pay the fee since they are the one benefiting.
