For existing lien, you do not have to wait for any period.With small banks or mortgage brokers; they are flexible and can have exceptions based on your assets, credit score and rental income.

Paying for background check and credit report is the last step, and only for the highest scoring applicant until we have to move on to the next.

I have found 15 year fixed rates as low as 6% and 5 year fixed amortized over 15 as low as 4.10%.They will look at your credit score and debt to income ratio for these loans.Hope this helps ya!

My credit score was in the 740-760 range when I applied.
