My basic rule of thumb I give to wholesalers is if they can figure out what the market sale price will be when the home is fixed up, subtract around $45k and that is where I need to buy it.

They passed on deals in both FL and GA because the rents would not support their all in purchase price and expected returns.....

Standard 1031 rules and deadlines still apply, which can be tricky when you're building a new property from the ground up (ie you have 180 days from the day you close on the sale of your current prop to complete construction of the new one).

To my knowledge you may use an FHA or 203k loan for any residential property 4 units or under. these rules apply to all 50 states.
