Especially with the OTA tenants get away with murder.. actually it changed a bit for the better of the landlord.You need to be patient but be upfront on your postings on the verification process up front so you can save everyones time.

Where fishing new wiring through the walls was too hard/costly, I've replaced it by using surface mount wiring from the breaker panel, which by using the round metal piping/conduit can look quite nice depending on the space (i.e. loft style).

Also, while not an expense each month, you should include about 5% of the gross rent as capital expense reserves, so when big ticket items like the HVAC or roof need replacing you have funds to do it and do not go further into debt.
