Others use non bank lenders for DSCR or other types of loans.

I did pay myself a salary last year and plan to do so again, but I won't be able to produce the standard, "...last two pay slips" type of documentation that normal conventional lenders want. 

There are more moving parts between cleanings, reviews, keeping inventory of a furnished place, bookings, new people every few days, people not understanding the difference between an airbnb and hotel etc.

From my own basic research it appears that many of the ADU companies have lenders they work with, but I don’t know that those would be the more creative or favorable terms out there.

The hard money lender has tons of experience with lots of flippers in your market and if they approve the loan you'll know there's enough fat in the deal for them to be repaid.

If so, now I'm seeing lenders willing to do DSCR loans of 75% LTV, so then would I switch to say 75% Rule for analysis?

I am searching for a lender that will provide a HELOC in the 1st lien position on 3 rental properties I own.
