The RM short sale requires the property be sold at 95% of a current FHA appraisal, and the heirs have no liability for it, so no spread in the deal and no motivation for heirs to do it.

I am a motivated learner looking to work, and find a mentor or anyone who has experience as a an investor, whole selling, and flipping.

So I was told to look for listings that are 90+ day's old, because the sellers should be motivated by that point.

If you find somebody that's interested in getting into real estate you could motivate them to work because it will help them.

So my question is, what types of questions do I ask a FSBO when inquiring about their property that might help me get to the point of knowing sales motivation.

The upstairs unit has been rented out for about 6 years now and last week I finally made the decision to move and now the downstairs unit is rented as well.I have equity in the home, the rental income will cover mortgage, insurance, taxes AND my son's school tuition.My next step is to finally get that first wholesale property under contract and start looking for another multi-family unit I can move into while renting out the remaining units.BTW, I am looking in Santa Cruz - so if you know of anything let me know!
