I think the FHA fits my goals and current situation better than a DSCR loan.

Another thing I am thinking about is getting pictures, and then writing out the items that need work, putting an upper band figure on it, and then using that in my analysis.

I have a lot of clients that ask me for creative ways to purchase property. The two big ones that always come up are seller financing and subject to. 
Out of the two, subject to is definitely the more risky approach ...

Overall I think it is a good gameplan.One other option you might consider to scale faster perhaps is to buy the 1st two as owner occupied. 

I would think having a landlord or rental dwelling policy is a much higher cost to be mindful of.
