@Matt Helpingstine  I use a repair company called Expert Pools and a pool service for chemicals and cleaning called Americana pools. 

I charge what I charge and earn every penny, you either pay that, or get someone cheaper, but usually less qualified.However, I will usually work a deal for regular clients, but the discount always comes on the backend, resale.

We basically don't have a back yard, but so far, stopping by the park regularly for our 1.5 year old seems manageable....

(Google FINRA financially fragile renters) showing most can't come up with a couple of grand in thirty days(or some metric like that)..On the personal manager side, for example, have you noted how renters may have trouble with simple tasks a homeowner completes regularly, be it pulling out a trash or recycling bin in the morning, sweeping a porch, or doing something as simple as buying and changing a light bulb (had some of those)..what are the odds they can save monthly for the downpayment, study the homebuying process, and take care of the place. 

Also, the area around the damage looks relatively clean as opposed to the exterior wall above the window... is there water staining and/or mold there, or does the wall just need a good cleaning?

The work will be just some painting, carpet cleaning, fixing doors and doing some other touch up when seller move out of the house.
