Whatever you are calculating your rehab to be I'd tack on another 5-10k in the form of unexpected expenses.2. have a solid team that you trust in place. 3. pay attention to the design and finishes.

And parents that stay home with their kids will, at the very minimum, need to step up to keep student attention on lessons, assignments and tasks.  

For example, should I focus my attention on the MLS, foreclosures, driving for dollars, etc? 

Just pay attention to what you hear and see and trust your gut! 

But I’ve been a long time reader and watcher.

The Boring REALTOR" will catch their attention, they'll see it's your actual name, they'll internally chuckle, and then they'll remember you longer than the other 600 agents with cliche crap like "Your REALTOR for Life" or "Your (City Name) real estate expert!"
