I have an eye for good design and can manage projects by sourcing good quality contractors for the best cost.

I've been blown away so far at the quality of the BP community, so decided to stop lurking and introduce myself.  

I love going to different homes, seeing the vast differences in quality and layout, comparing them to the local market, and putting it all together to make a "big picture".My largest challenge so far is developing an effective marketing system. 

If anyone is interested, please message me.Anyone not in or near Detroit, feel free to give advice on how to find a mentor as well as the qualities they should have?

We've used Trulia, Zillow, Hotpads, Postlets, and Craigslist to post the ad, and we follow up with My Smart Move .com for the screening process.Is there a better site/method to your success?

.- The 900 might be a better quality tenant than the lower price- As @Nicole Frawley said, it would likely be easier to BRRRR than the other (and easier probably to sell down the line if you wanted to)Cons:- If the SFH takes longer to find a tenant for, you have no income, unlike the 2 unit, you might have staggering vacancies and still have something coming in.

After asking several callers, I found out the "ad" basically says 'call these people because they don't screen tenants...' 

(New builds / higher quality tenant).

After her passing, the farm was sold.The rent amount per acre will vary depend on the quality/location of the land and the percentage of the land which is workable.  

And just to overgeneralize completely, cash-flow is usually inversely related to the quality/desirability of the area.
