For business purposes, assume that the only money you're going to get out of the tenant is what they pay you in rent and in a deposit.  

Concentrate on purpose built rental properties, multi units are a good start point.Stay away from SFHs as they will be the hardest hit in a recession and the most difficult to find tenants.

Dense pack is different from the loose cellulose often used in attics - it is installed in a closed cavity under pressure, and is, for all intents and purposes, an air- barrier. 

It is more likely a title company that is requesting it for purposes of clearing the title.  

If you have lots and lots of money and need somewhere to put it for tax purposes or long term wealth building maybe there's another motive here, but I don't see it.Just keep analyzing deals, and don't buy the first one you see.

Suppose one purchased a 4 plex for $400k and took the standard depreciation for 27.5 years deducting $300k for tax purposes.
