If you have say a 2,000 sq ft space operator wanting a 5 year lease out of a 20,000 sq ft center then lender underwriting is not going to impacted that much versus a free standing STNL property.I have a premium (A) location I am developing for multiple parcels and there is no way in h&ll I am agreeing to a 5 year lease on freestanding.

Basically, a group of investors flip properties to each other (usually land within a particular new development) and make it look like they are arms length transactions between unrelated parties, each time at say a 5-10% premium or even 30% premium over the previous "purchase" price, depending on how aggressive they want to get.

I have done a ton wholesale deals over the last couple years and it is exactly a case of I have created a contract and I am selling the contract more often than not for a small premium.

You'll have to pay a Mortgage Insurance Premium (MIP) at closing and also monthly payments.With a conventional loan, that 20% goes into your equity and you won't have to pay Private Mortgage Insurance.So, you need to look at the side by side - balance closing costs, monthly payments, and total cost of the loans over 30 years.
