Your best bet is to really research markets you feel comfortable investing in.

That website, and all the linked documents, are written like so many others whose operators are from outside the US (and have poor English language skills) and typically perpetuate loan scams on unsuspecting borrowers.Their “Terms & Conditions” document for the loan is a joke.And I can guarantee you that no real “private lender” is loaning money at what they’re advertising (i.e. $50k up to $800M @ 5% interest for 35 years).

As John said sometimes slim margins on PM leads to skinny or even down right poor service. 

I bet 99% of us did not know this until now!

However, I invest in a poor cash flow, high appreciation market.  

I suspect we're reaching a peak and would be very cautious when betting on appreciation because ten years of growth in a hot market like SoCal can be wiped out in one year.

While our markets are high in VA right now, we can achieve way close to the 1% rule than that - especially in a poor performing school district.

My bet is that the water lines can be fixed conventionally after using American Leak Detection's survey of the leaks -- we rarely replace entire water lines.As for the numbers, you have to buy this based on not greater than 1/2 of the value of the park when finished, less all cap-x to inject into it.
