Hey @Dan Adams, ADU's in Portland are still a newer topic and builders are the ones who are savvy enough to have figured out the rules to market to homeowners efficiently what they can offer.

There are definetly DSCR lenders should be able to offer an IO and ARM mortgage.

@Lexie Wang May also want to offer an incentive of say $250 off first months rent if tenant moves in by say April 15th since its almost the 1st.

I suppose this might depend a bit upon what market(s) you’re looking at for the potential replacement properties but where I’m located investment properties are very scarce right now and when they do become available there’s many people making multiple offers on them which might make it harder for you to land your deals if the market you are looking in is hot.
