I am planning to move to Boca Raton area soon.I would like to buy a 4 bedroom , 2 car garage home with swimming pool.I am wondering how much property prices have appreciated in last 5 years.Is it worth to wait for couple of years and hope to see market crash or just buy it now?

I don't know what that guy's hourly rate normally is, but he charged $500 just to review the plumbing when I needed a permit.

@Mike GruolCap rate is not normally used in residential properties, only in 5+ unit properties.

Normally, if you pay the amount in arrears, that will reinstate the loan and you can close.

Besides the rent and the costs normally associated with move out (cleaning, paint, etc.) the tenants are also responsible for marketing costs (which are basically zero as I do all the work myself and do not pay to advertise) and commissions that have already been paid, but these again are usually very minimal fees that are not really making any of my tenants think twice about leaving early.

The amount on the letter was higher than the sales price of the house. 2 days before closing (within the 25 days of backing out incase of financing not being approved) the buyers agent came back and canceled the contract, and provided a letter from the lender which stated 2 reasons for financing falling apart. 1) Insufficient income for amount of credit requested2) Excessive obligations in relation to incomeThe buyers agent also told my agent that apparently the buyers had purchased a car 3 months before they went in for qualification and the lender didn't find that account in their credit report and thus provided the pre-qual letter.
