The old wink, nod, and nudge have turned into multiple years of headaches with no end in sight (currently still dealing with 2 issues on deals).

i have heard from multiple lenders telling me 20% but i want to know if a smaller bank would do it for less. 

If they had 1 say 20+ years ago,  perfect record otherwise,  I'd possibly consider it, but if it was an offender with multiple infractions...

Wholesalers are coming up with multiple deals a day here in Phoenix, so there are definitely good markets for wholesaling.

I've shopped around multiple banks over the past 18 months and this seems (to me) to be the best option.

In the meantime, he has set up multiple showings.  

One or two players left after the shakeout and it will be the wholesale model.  

Also, try to find some players in your market and see if you can follow them around, answer phones, or do some work for them for free.
