Be honest and transparent, you will find the right deal for you by solving a motivated seller's problem.

Or you mail directly to people who are motivated to sell, and cannot get a buyer on the MLS. 

I have started a direct mail campaign and before I try to purchase a property from a motivated seller I want to be clear on how to go about this as far as a contract standpoint.
