Jared, there are state specific contracts, actually many variations of each, for example you may have a standard contract for single family homes, one for duplexes one for multiple units, commercial properties, mobile home, as-is, etc etc etc...then you have various addendums to address specific situations, such as pre 1978 lead paint disclosures, short sale, backup contract, etc etc etc.usually the actual contract you will need is dictated by the nature of the home, the seller, and whatever contingency you may impose.  

I plan to always keep one to manage ourselves, so we don't lose touch with what tenants want in a property.As SFR section 8 and mobile home landlords, the stories are too numerous to convey.

Probably not a mobile home, although several are in the neighborhood..

My wife and I own a 3 bedroom, 2 bath mobile home in a family park.  

We're centrally located so it's an hour drive, or less, to Mobile AL, Pensacola FL, Hattiesburg MS, Slidell LA and NOLA.  

I am interested in wholesaling, lease options, mobile homes and eventually buy and hold multi unit rentals.

With the ap on my mobile calls come thru and I have access to my contacts plus voicemail.  

I'm open to all ideas and have been considering buying a SFH, a Duplex, a mobile home, mobile home park even a note.

Ps, just ran all the sales in our town for the psst six month, including distressed homes, excluding a few mobil homes.

Which is what I'm primarily interested in.I do know someone who lives in a MH on private property so I do have some insight into mobile home living just not from a park perspective.
