For a house hack you'll want a larger size house like a 4/3 to fit all those housemates who are paying your mortgage, so that combined with being close to DIA and B/C area becoming an A makes me think of Fitzsimons neighborhood of Aurora near the Anschutz Medical Campus, and the surrounding area.

Once you decide the project will work you need to put together a complete package  including your financials, business plan, plans and specs, GC contract etc for the bank.First you need to do a quick feasibility exercise to determine if the project will work financially.

If you believe you are not going to sell or refinance for over 6 years then $2785 could be cheaper.A similar exercise could be done for the other option but I suspect it will also be close to 6 years.Good luck

Youre very passionate on this matter...but wholesalers arent the only one ripping ppl off im sure you can agree with that...i understand your views but if youre upfront about what it is you do and the seller is fine with it i dont see the problem respectfully...however if you exercise deception license or not thats where the wrong is done

This could just as easily have been 8 years of water bills or electric bills if the seller was declaring a medical need  and they couldn’t be shutoff. those bills would still be paid at closing, they don’t care by who  ps.
