Recently a new product for flippers has come into the market and is gaining some steam.

The majority would keep it if it fell off an armored truck, but if it fell out of a person's car, would return it.

So if I happened to come across a good deal, I'm pretty much assed out bc I have no major funds as of yet.

@Chris Jensen, I have nothing of value to add to the conversation as it appears that you as well as our fellow colleagues have captured the  majority of the PROS/CONS. 

The land the business is on has several hundred feet of frontage on a somewhat major two lane road. 

We had some major plumbing work..But Electrical was good other than the fixtures.

Prices are a major limit in that market everything is high since demand is there.
