Columbus has the Ohio State University graduating 6000+ students a year and as the state capitol, the 2nd city to be named as a "smart City" in the US and the amazing amount of growth and re-purposing of property, Columbus is on a fantastic trajectory.

I really want to do the right thing as I am purchasing this home for investment purpose and will like to put this in an LLC to separate it from my personal assets and be cover from a liability stand point, but can't really afford the 20 – 25% down payment.

One of my main concerns is that there is no A/C.

Are you mainly focused in the kitchener area?

The value of the home has doubled, with the additional tax advantages it has served it purpose.

@Rod Khleif I spoke to the owner his main reason to sell is because he does not have the time or money to keep up with the property.

The main problem I see is that if you ever want someone to work on it you'll have to tell them....some contractors then won't do anything unless you have it remediated.
