😀So I speak with some actual first hand investing experience.It’s is never as good as some think and it is never as bad as some think.While some big name syndicators have crashed and burned, the truth is this only represents a small share of the market.The overwhelming number of MF properties are owned by long term owners with fixed rate debt and Billions in Equity - those people are not in trouble.I believe perhaps 10% of the MF stock is owned by syndicators.

And as I’ve said before, the power bill was already over $400 last month, even with us being extremely power conscious.

Why do you think purchase contracts are so long and have such small print?

The best way to save money is to lay aside your pride. work your a$$ off, delay gratification, and think long term.

Hi all,I purchased a two-unit home a few years ago as my primary residence with a conventional loan, and was told by an accountant that there is no reporting or extra tax forms I need to file as long as my tenant in the upstairs unit is paying less than the total of my mortgage.

Long story short, the read went over budget.

Long story…but if I had it to do over, I’d keep as much cash back as possible and get the financing and construction in one mortgage.  

I send the notice to the tenant at his new address, or last known address if the new address is unknown.

So prices have already dropped 15% in the last 2 years.
