If you have a good relationship with a HOI company, tell them what they want for HOI if the property was used as AirBNB and thats the policy you want the tenant to get on top of yours.Hope that helps,Joey

Odor abatement companies charge that much because they will have a machine and an enclosed system in place to suck the odor and source dry so it will not come back, my opinion is you are stuck with that or finding someone who doesn't mind the odor.

Hi Ertha,We have been flipping in Toledo since 2014.One of the first companies to do as many deals as we have 👍We get a lot of deals from wholesalers, disposition managers and believe it or not Craigslist.I feel like there is always a deal to be found on Craigslist.You have to have feet on the ground to inspect, be quick and close with cash.The good one's don't last long.Thus the importance of establishing the right people on the ground before investing in a specific market.Wishing you much success
