The other option is if you can do a lot of the work yourself and know all the trades and can trade business with them.   

I often see folks jump straight to being an active investor, and I know just how much work that can be, often for disappointing financial rewards.It's generally better to be the bank!

Dont know the pricing in Mass but you may want to see how much it would be to do a tear down and go new

Im currently in the car sales industry and doing okay but I know (or heard👨🏽) real wealth is made in real estate, i been intrested in real estate for a while now but always get held back by the time it takes to see nice profits.

I pass by this house everyday and I know there was someone living there by the car parked outside.

Though, you need to make sure you've done your due diligence and know your numbers going into the deal. 

This was an appreciation play with hopefully a cash out refi in the future but who knows when that will happen. 

I know people making $20k+ months couch flipping and investing in vending machines.
