As an investor I'd want a property delivered (ideally) vacant so once you have it rented you really narrow your profile.

The place is very closer to IT hubs and so ideal place and within city limits, approach roads are good.

Ideally you would find a company that has everything under one roof.

The above structure may also not be ideal when it comes to taxes.
