I must have too much time on my hands. 

Hi all,I have 5 units and will have the ability over the next couple years to scale some.One thing that is holding me back is the time commitment on maintenance between little issues that wouldnt really make sense for a handyman/contractor to do and probably wouldnt take the job anyway to renos/painting/etc between tenants and everything in between.

Sadly, I've seen this happen where a company spends time and money to get a judgement, then files a garnishment on their paycheck, and the person just files bankruptcy. 

It can come at the very end so that you're not wasting your time (and theirs), but the kind of long term damage that a bad tenant will cause to a property is not something that they can quickly and easily hide so you want to get eyes on how they are currently living.The age of the house has nothing to do with section 8.

We have been waiting for him to sign the addendum of the price update and provide some documents for the title all this time. 

VELOCITY OF MONEY is something that has taken me a long time to learn...closing jobs out (Even at additional cost) and getting to the next one is more important for us NOW after having some old projects suck the life out of us.The fact that the county is threatening to take away the general contractor's license honestly SOUNDS ABSURD!

Just curious what you’re truly feeling lost about.I am personally looking close to home, but part of that is due to time commitments and the desire for direct oversight.
