New member looking for advice on Mobile Homes

So I have been tossing around several ideas over the last couple of months and think I have a direction I would like to pursue and would love feedback from anyone willing to do so.My plan is to pay cash for land with a mobile home on it, do some slight repairs/renovations then sell the home with seller financing while still maintaining ownership of the lot.

I've since switched to mobile home investing which has forced me to target a MUCH smaller market which I can learn quite easily, I'm one of very few who do it in my market, and I'm working with a different type of seller and buyer.

Sometimes I use mobile apps for quick calculation (Excel is fine too) and after using it for a while, you will have a table in your mind so you don't even need to use anything for rough estimation anymore.The good thing about asking lenders is they can figure out the most accurate rate you can get based on your financial situation which is hard to do yourself, and the rate is the most important thing impact your monthly payment if the price is fixed.

Being an out of state landlord wouldn't hurt, due to I'll be able to have trust worthy people in locations that I want to be at, or ones that are mobile if necessary.
