I started in building multi-unit in the 90's and the tricks and tips from back then that helped give better efficiency and cost's are now absolute must do's to not loose ones shirt, that's the first key aspect of a good building partner, a master of logistics, MASTER.

Any first tips to start out are welcomed.

Any tips on how I should proceed with this deal? 

I personally want my own space with a yard (I have pets) but I would also like to share land with like minded people, share a garden, stuff like that.

Does anyone have any advice or tips for me.

Just trying to figure out going about it by asking opinions and tips from other investors.

Of course, I am in California, but I save tens of thousands of dollars over a 10-year period because now I don't have to pay for water, pay a gardener, or pay thousands of dollars to remove trees.The next thing we do is we usually paint the entire outside of the apartment building to make the place look fresh and then you won't have to paint it again for 20+ years.

It definitely wouldn’t be a BRRRR, more of a B&R (Buy and Rent lol) but it would Cashflow.I was hoping to get some pro tip input on this topic if anyone can help.
