I am no way an expert but it does seem to me an easy way to do this is to get a RE license hang it with a broker and when you do your tax return they ask for occupation and you say real estate . 

You do see re-zoning from time to time, but unless there is a real strong reason, it doesn't happen too often.STR regs are something that, in some municipalities, seem to be discussed monthly. 

Over 600k it's more of a write-off type strategy or a high end STR or MTR. 

Especially if you are just starting to shop, you might be able to use these agents as your buyer's agent in the future.
