From what I understand so far, wholesaling, flipping, renting, seller financing, and lease options are exit strategies but I'm rather confused on how they're "exit" strategies

This was never told to me and it is not written in the lease either.

We have a vacant house that is currently being renovated and are looking to do a lease option when the renovations are complete.

I gave my buyer three options: we could partner, I could wholesale it, or we could do a lease option on it.

Sorry for the long intro, as I mentioned, I am a pilot for a regional airline based in Appleton, WI and Jess is a leasing consultant for an apartment complex in Oak Creek.

I see some investors, here, have used Master Leases a few year's ago. 

I have rented out one side of my duplex,(one year lease) and I have obtained 2 roommates for my side(6 month lease, and month to month) and I have rehabbed the garage for a quick room for myself.

Some are flat rates for re-leasing, some are no-fees, some are a % of rent, some have maintenance call-out fees, some have in-house no fee maintenance calls.Questions:- Is it unrealistic to ask someone to meet up with me to walk the (vacant) properties with me and/or meet up nearby the occupied ones to show them the place?

We bought a property that already had a tenant but not under a lease. 

The answer is clear: Whatever the lease says.
