Student housing is seeing rent pressures and driving many of the larger property managers to have to offer incentives to fill their units.  

I put a big scratch in the floor at one of my rentals and filled the scratch with a stain pen and I can't find it, and I know where it is.

And my rentals are easy to keep filled; that may be because I keep them all in good condition, which isn't as common as you'd think.
